How much does rental management cost with L’Intendant Patrimoine?
Our model is simple, clear, and without hidden fees:
15% excl. VAT on the net amount paid to the owner (after deduction of
Airbnb, Booking, etc. commissions).
We do not take any commission on platform service fees.
Additionally, cleaning and linen are paid directly by guests
at cost.
This allows for complete professional management, with a fair and optimized rate for you.
This rate includes all our services:
Listing creation and distribution, photos, secure check-in/check-out via
smart locks or key boxes, guest communication, cleaning, linen,
maintenance, dynamic pricing, performance monitoring, etc.
Can I rent out my property on Airbnb while using it occasionally?
Yes. You remain completely free to block certain periods for your
personal use, whether for holidays, renovations, or any other
need.
We help you find the best balance between personal use
and rental profitability.
What types of properties are eligible for management?
We manage apartments, houses, and apartments intended for
seasonal rental, located in areas with high tourist demand
such as:
- The French Riviera (Cap d’Ail, Beausoleil, Roquebrune, Menton)
- The Southern Alps (ski resorts like Isola 2000, and soon Auron)
Each request is subject to a visit and a quick audit to confirm the feasibility of profitable and quality management for you.
How do guest arrivals and departures work?
Check-ins / check-outs are 100% autonomous and secure thanks to key boxes or smart locks.
With smart locks, a unique code is generated for each stay, automatically deactivated after departure.
After each rental, our field teams check the property’s condition, replace consumables, and ensure professional cleaning.
How are nightly rates set?
We use advanced dynamic pricing, based on artificial intelligence.
Every day, the price of your short-term rental property is automatically adjusted according to over 30 parameters:
Season, local events, weather, competition, booking history, real-time occupancy rate…
The goal is not to rent at any cost, but to find the right balance between profitability and protecting your property.
We refuse excessive price reductions that attract high-risk profiles or devalue your property.
Every pricing decision aims to optimize your net income, while ensuring secure, sustainable, and high-quality management.
How long does it take to get started?
Everything moves very quickly once the visit is completed and the contract is signed.
We then launch the complete preparation for rental:
Photo shoot, optimized listing creation, welcome kit creation, activation on Airbnb, Booking, and other platforms.
On average, the first booking can occur within 2 to 3 weeks, depending on the period and the number of active listings.
Our objective: to save you time while ensuring a professional launch, without rush.
Am I Informed about my property's performance?
Yes. As an owner, you have a clear view of bookings, generated income, and guest reviews, directly via your owner extranet or platforms (Airbnb, Booking…).
We remain available to answer your questions or advise you in
case of need.
